Roof Cleaning in Seminole County, FL

Black streaks on a roof are algae, and they come back when the roof is only rinsed. We soft wash your roof with the ultra low pressure technique developed by SoftWash Systems, so the cleaning kills it at the source, not just on the surface, and nothing is blasted off your shingles.

Why roofs turn black

The dark streaks that spread down a roof are a living colony, most often the algae Gloeocapsa magma. The Asphalt Roofing Manufacturers Association explains that the algae's natural pigments gradually turn light shingles dark brown or black.

Warm, humid weather and shade let the colony grow back quickly when it is only washed off the surface. Killing it is what keeps a roof clean.

Why we never pressure wash a roof

The Asphalt Roofing Manufacturers Association is direct about it: do not use a power washer on a roof, because high-pressure washing systems are likely to damage asphalt roofing. ARMA also encourages homeowners to use professionals to clean shingles.

Soft washing applies a professional cleaning solution at very low pressure. Using third-party-tested cleaning solutions, our soft wash process achieves a 99.8% kill ratio against microbes, and the results last four to six times longer than pressure washing.

Tile, metal and other roofs

The inclusions above describe our asphalt shingle roof cleaning. Tile, metal and other roof types are looked at in person first, so we can tell you exactly what your roof needs before we price it.

Roof Cleaning questions

What are the black streaks on my roof?

Algae. According to the Asphalt Roofing Manufacturers Association, Gloeocapsa magma is the most prevalent of several algae species that discolor roofs, and its natural pigments turn shingles dark brown or black over time. It is not dirt, and rinsing it off does not stop it from coming back.

Is roof soft washing the same as pressure washing?

No. We clean roofs with the ultra low pressure technique developed by SoftWash Systems. The Asphalt Roofing Manufacturers Association warns that high-pressure washing systems are likely to damage asphalt roofing and should not be used.

How long do the results last?

SoftWash Systems results last four to six times longer than pressure washing, because the cleaning solution kills the algae at the source instead of only blasting the surface.

Will the cleaning hurt my plants and landscaping?

Every job is backed by our 100% Plant Protection Guarantee, and a plant wash is included with every roof cleaning. Our crews follow the SoftWash Systems Divert, Dilute, Decontaminate protocol around your landscaping.

What happens if it rains on my service day?

All scheduled work is contingent on favorable weather. If rain moves your date, we will call you first.
